(一)项目内容

(One) Project content 

1.龙栖湖度假村原为—人工水库,占地面积约为10000余亩,湖面及湿地水面约为4000亩,是以水体为核心的自然景观。区内自然地貌独特,珍稀鸟类众多,使得人文与自然相得益彰,地理位置又紧邻307和榆盂国道,直达太原市和晋中市,具有极高的开发价值和市场前景。

1. Dragon Nestling Lake Scenic Spot used to be an artificial reservoir covering more than 10000 mu. Its lake and wetland area covers around 4000 mu. It is a natural landscape with water body as the core. The region features unique natural feature, myriads rare birds so that humanities and nature can add radiance to each other. It is adjacent to 307 and Yu Yu national road. It can directly access Taiyuan and Jinzhong. It features high development values and marketing prospects.

2. Building content and scale: development area is 10000 mu. It implements overall planning. Orderly development is carried out based on divisions. It mainly covers:

休闲度假区:依托寿阳独特的气候条件和交通便利条件,在景区内设计丛林酒店、台地酒店、生态会所、丛林木屋、树屋等休闲度假的休憩之地,为来往寿阳的过境游客和周边太原市,晋中市、阳泉市游客提供餐饮、补给、休憩、垂钓、娱乐的场所,并着重体现具有水乡风情的独特的地文景观、人文景观和寿阳福寿文化、驿站风情文化。

Leisure holiday-spending area: by relying on unique climate and convenient traffic in Shouyang, it would design forest hotel, Taidi hotel, ecological chamber, forest hut, tree hut and other places for nestling so that travelers who come over to Shouyang and who are from surrounding Taiyuan city, Jinzhong city and Yangquan city a place for diet, rest, fishing and entertainment. It would emphasize unique landscape, humanistic scene of a water town and Shouyang’s culture of longevity and its culture of post. 

汽车营地区:全力打造阳光、草地、森林、湖泊为元素的浓郁气息,使之成为自驾车游客和自然爱好者自助或半自助的具有时尚特征的乐园。

Automobile campsite area: it is roundly building intense atmosphere of sunlight, grass, forest and lake so that it can become a self-aid or semi-self-aid amusement park carrying fashionable characteristics for travelers of self-drive and fans of nature. 

游览观光区:恢复原始生态,建设水上设施,种植采摘水果树木,开辟休闲农场,使之成为绝好的假日休闲及水上游乐的极佳圣地。

Tour-seeing area: by restoring primitive ecology, it would build water facilities, plant and pick up fruits and trees, open up rustic farmland so that it can become a superior holy land for vocation-spending, leisure and entertainment on water. 

养老保健区:利用寿阳独特的自然气候和景区优越的富氧条件,加之寿阳古老的长寿文化,打造高端养老基地和康体保健中心,成为人们养老保健的家园。

Pension and health preservation zone: thanks to Shouyang’s unique natural climate, its superior condition of enriched oxygen and its time-honored culture of longevity, a high-end pension base and health preservation center is built. It is the homeland for pension and health preservation for the elder. 

(二)项目投资估算:总投资200000万元;

(Two) Budget: total investment: 2 billion Yuan;

(三)项目配套条件:项目区道路、通讯畅通,水、电及其它配套设施齐全。

(Three) Supporting facilities: road, communication, water, power and other supporting facilities are completed.

(四)项目市场预测及效益分析:根据项目定位,本项目可与晋商大院文化旅游线中各大景区形成互补,吸引晋商大院文化旅游通道上每年上千万游客,以及迎合久居城市人们郊外观光、生态旅游度假和对宁静、清新环境以及回归大自然的渴求,市场潜力较大。景区全面建成后,游客的年接待量500万人次以上,年综合收入达到10亿元以上,年税后利润达到2.5亿元,考虑到建设期间有旅游收入的滚动投资,预计景区可在3-5年内全面收回投资。

 (Four) Marketing forecast and efficiency analysis: following project positioning, this project can supplement scenic spots in cultural tourism lines of Yard for Shanxi Merchants, appeals to travelers to Yard for Shanxi merchants tallying tens of millions and would cater to city residents’ appeal to sight-seeing, ecological travel in the outskirts and their longing for a quiet and fresh environment and for returning to nature. It shows whopping marketing potentials. Upon completion, the scenic spot would see an annual reception volume of 5 million and would yield incomes of over 1 billion on the yearly basis. Its annual after-tax profit will reach 250 million Yuan. When rolling investment of travel incomes during the building period is factored in, it is forecasted that it can recover its investment in 3 to 5 years.

一期建设完成,二期工程正在筹建中。

(二)核准(备案):已备案;

(三)土地、环保:符合国家土地政策及环保规定,经相关国土部门及环保部门初审认可; 

(四)项目可行性研究报告及项目建议书:已完成

(五)项目前期进展情况;一期开发已完成

V. Project process 

Phase One has been finished and Phase Two is underway.

(1) Policies: it aligns with national and industrial policies and industrial planning in Shanxi;

(2) Approval (put on record): already put on record;

(3) Land and environmental protection: it aligns with national land policies and regulations on environmental protection; it has been given consent by land resources departments and environmental protection department after initial review;

(4) Feasibility report and project proposal: done

(5) Early-stage process: development of Phase One has been done.
